Legal Accessory Apartment Conversions
The City of Guelph has specific planning and development regulations when it comes to basement and accessory apartments. On the City of Guelph’s site, an accessory apartment is described as a “basement apartment” or “in-law suite”. Those who have single and semi-detached homes are usually permitted to have these apartments (if they live in zones R1, R2, CBD2 or OR) but they must ultimately be legal.
What Steps Go Into Making or Renovating Legal Accessory Apartments?
Just because you have a basement, doesn’t mean you can automatically turn it into a basement apartment or suite. The homeowners or landlord must ensure that the apartment is inspected through the City of Guelph to meet Zoning Bylaws in addition to meeting the Ontario Building Code OR the Ontario Fire Code.
Every home with a basement apartment or in-law suite must be registered as a two-unit home and the owner must pay a fee for such registration. In cases where the home owner is renovating to create a basement apartment, a building permit is required.
